This application form is primarily for major home based businesses, seasonal and temporary uses, and accessory dwelling units.

This is an application to change the zoning designation of a parcel(s) and to obtain a conditional use permit for the intended use(s).
Site Plan Application
Site plans are required for the construction of all non-residential primary and accessory structures and any expansions exceeding 3,000 square feet. Site plans are also required for multi-family dwellings, religious structures, and change of use.

This checklist provides information on the required elements of a site plan. This checklist needs to be submitted along with any Site Plan Application.
Preliminary Plat Application
A preliminary plat is required for any subdivision of land that creates more than 3 lots, which contain less than 5 acres, or requires the extension of infrastructure.

Final Plat Application
The final plat should conform to the approved preliminary plat and becomes the instrument to be recorded in County Register of Deeds.

Bond Extension Request
This is an application to request Planning Commission approval for an extension of a bond past the initial 14 month period.

This application form is for any request for a variance from the rules and regulations specified in the Rutherford County Subdivision Regulations.
Administrative Review Applications and Checklists
Minor Home Based Business Application
This application is for home based businesses that meet the qualifications for a minor home based business. This type of business is allowed by right in residential areas. Please consult with a staff planner to determine if your business will qualify.
Minor Final Plat Application
A minor final plat is required for any subdivision of land that creates 3 lots or less, which contain less than 5 acres, and requires no extension of infrastructure. A minor final plat may also be required for lots off a private easement and for minor changes to property lines. A minor final plat that contains three (3) lots will require approval from the Planning Commission.

This checklist provides information on the required elements of a minor final plat. This checklist needs to be submitted along with most Minor Final Plat Applications.
Combination Plat Checklist
This checklist provides information on the required elements of a combination plat. This checklist needs to be submitted along with a Minor Final Plat Application that involves a combination of one lot of record with another lot or a portion of a lot.
Accessory Structure
This form lists the zoning regulations that apply to accessory structures in Rutherford County.
Letter of Attorney-in-Fact
This form should be submitted along with any rezoning, variance or conditional use application where the applicant is not the current landowner.
